Buying a Home

Armenian and foreign citizens and legal entities can purchase real estate in Armenia. In this guide, you will learn about buying a home in Armenia, including detailed information on how investing in a newly built versus existing construction affects your  mortgage loan and potential income tax refunds.

  • In some cases, you can get a refund of the income tax paid from your salary as interest on your mortgage loan.
  • If you decide to rent out your home, you must submit a declaration to the State Revenue Committee and later declare your income.
  • In Armenia, the overall cost for notary and ownership transfer fees is typically 100,000 to 200,000 Armenian Drams, not including real estate agent commissions.

When buying a home in a new construction development in Armenia, you usually deal directly with the builder or a reseller. This typically involves a down payment and subsequent payment installments made as construction progresses. Buying a second-hand home (a home or apartment within an existing construction) can take up to several weeks.

How to Buy a Home in Armenia?

  1. Step 1

    Set a Budget

    First, decide how much you plan to pay to purchase a home and whether you will apply to the bank for a mortgage loan.

  2. Step 2

    Choose a Home

    You can choose your home in either a newly constructed or an existing building. At this stage, you should determine your acceptable waiting period for a new home, as construction typically takes 3-4 years.

  3. Step 3

    Apply for a Mortgage Loan

    In most cases, banks in Armenia provide mortgages to individuals with a social security number (SSN) who are registered residents of Armenia and can demonstrate proof of employment. In some cases, a guarantor or collateral may also be required if the applicant's income is insufficient for mortgage approval. Details and requirements vary from bank to bank according to their policy.

  4. Step 4

    Get Your Income Tax Refund

    In some cases, you can get a refund of the income tax paid from your salary as interest on your mortgage loan.

Income Tax Refund

Renting Out a Real Estate

How to Sell a House in Armenia

To sell a house in Armenia, it is necessary to:

  • Prepare the required documents in advance and familiarize yourself with the current values for real estate sales.
  • Choose one of the methods of sale: at the Cadastre Committee or a notary office.
  • Agree with the buyer on the method of payment: cash or bank transfer.

Utility Subscription and Payments

It is necessary to subscribe to utility services (gas, electricity, water) both when purchasing an apartment in a newly constructed building and from the secondary market.

In the case of a newly constructed apartment, the subscription is done from the beginning , whereas in the case of the secondary market, a name change (transfer of ownership) is carried out, which is based on the certificate of ownership of the house and a certificate of final settlement presented by the seller.

State Support Programs

In some cases, the state provides support for purchasing an apartment to:

  • families displaced from Nagorno-Karabakh,
  • young families,
  • families repaying a mortgage loan when a child is born in the family,
  • families with children for purchasing an apartment with a mortgage in the region,
  • current or former servicemen,
  • energy-efficient renovations.
