To sign a notarized home (real estate) purchase and sale agreement, you must visit a notary's office.

Requirements

After signing the home (real estate) purchase and sale agreement with notarization, it must be submitted to the Cadastre Committee for state registration within 30 days.

Required Documents

The buyer and seller submit:

  • Identity documents of the parties (in the case of citizens of other countries, notarized Armenian translations of passports)
  • Marriage certificate if married at the time of acquisition of the property being sold (if the property was acquired for compensation)
  • Certificate of state registration of rights to real estate (ownership certificate)
  • Unified reference
  • Document confirming the powers of the representative (if the transaction is carried out through a representative).

If necessary, the notary may also request other documents.


Payment Amount and Procedure

A state fee of 5,000 AMD is required to sign the contract.

Payment is made in one of the following ways:

  • Through the E-payments system

  • Via bank transfer to the RA State Budget account number 900015211015.

    • In the transfer purpose field, you should indicate “For the ratification of contracts for the alienation (except for donation) of each unit of other real estates” 

    • If the banking application does not allow you to make a transfer to this account number, please select the “Transfer to state budget” option).

You will also need to pay for notary services, the price of which can range from 10,000 - 15,000 AMD.


The contract is signed by the buyer and, if present, by the seller and any other owners, and is then certified with the notary's seal.

Procedure for Concluding a Contract

The contract shall include:

  • The place and date of conclusion of the contract
  • Personal data of the buyer and seller
  • Data about the home
  • Data that the property has been sold or is not the subject of a legal dispute and that there are no restrictions on the sale of the property
  • The price of the real estate, the payment term (if payment has not yet been made, the expected date or term of payment)
  • A note on the date of transfer of the real estate to the buyer
  • A note on the party paying the expenses for state registration of property rights

 

Delivery Period and Procedure

The home (real estate) purchase and sale contract is provided immediately after the transaction.
