Apply to the "Affordable Housing for Young Families" Program
The purpose of this program is to provide support for young families to acquire housing (a residential home).
Beneficiaries of the program can also receive state subsidies when purchasing a home from the secondary market.
To apply for the program, you need to visit any of the following banks or credit organizations (to view the English version use the browser's translation tool).
Eligibility Requirements
You can benefit from the support program if you meet the following criteria:
- The combined age of spouses in the young family does not exceed 70,
- At least one of the spouses is a citizen of the Republic of Armenia,
- The age of a young single parent with a child does not exceed 35 years (included),
- The young person is an Armenian citizen aged 18 to 30 (included),
- The combined net monthly income of the spouses and any possible co-borrowers does not exceed 800,000 AMD
Required Documents
To become a beneficiary (borrower) of the program, you need to submit the following documents:
- Borrower’s (and co-borrower’s) identity document (passport or ID card),
- Identity document of the borrower’s spouse (passport or ID card),
- Birth certificates of the borrower and their spouse,
- Social cards of the borrower and their spouse,
- Marriage certificate of the borrower and birth certificates of children (if applicable).
If the borrower is an employee, they must also submit:
- Income certificate from the employer, indicating the borrower’s (and co-borrower’s) job position, length of service, and actual income (gross or net),
- Individual tax account statements for the last year for the borrower, their spouse, and co-borrower (issued by the tax authority or bank),
- Information about previous employment (employer, job title, length of service at each organization if the current employment is less than 12 months),
- Bank statement for the borrower/co-borrower’s bank card showing monthly salary amount (if necessary).
If the borrower is self-employed, they must also submit:
- Taxpayer Identification Number (TIN),
- State registration certificate,
- Charter documents (if available),
- Permits/licenses for the type of activity, if required by law and issued by the relevant authorities,
- Tax returns for the last year certified by the tax authority,
- Information on income and expenses for the last year (if necessary),
- Other documents related to the activity (if necessary).
Credit History Information
- Complete credit reports from the ACRA Credit Bureau regarding the credit history of the borrower and their spouse (co-borrower).
Property Documents
- Certificate of ownership registration for the mortgaged real estate,
- Basis documents for the registration of ownership of the mortgaged real estate (if necessary),
- Unified certificate of encumbrances on the mortgaged real estate, issued by the RA Cadastre Committee,
- Appraisal report of the mortgaged real estate
Other Documents
- Certificate from the RA Cadastre Committee about the real estate owned by the borrower and their spouse,
- Insurance certificates for the mortgaged real estate and the borrower’s (co-borrower’s) accident insurance,
- Loan issuance deed or statement,
- Additional documents may be requested from the borrower; the list of such documents can be obtained from the lending financial institution.
Support Amount
Mortgage loans under the program are provided with:
- A maximum interest rate of 7.5% (without subsidies) for the primary market,
- A maximum interest rate of 9.5% for the secondary market, subsidized by the state as follows: In Yerevan, the state subsidizes 2%, resulting in a maximum 7.5% rate, and in the regions, the state subsidizes 4%, resulting in a maximum 5.5% rate
The minimum repayment term for mortgage loans under this program is 10 years.
Provision Procedure and Timing
The decision to grant or deny a loan is made within a maximum of 10 working days after the complete submission of all required documents.
