Apply for a refund of income tax paid on a mortgage loan

Citizens who have purchased an apartment with a mortgage loan can apply for an income tax refund electronically once every 3 months.

You can apply for this service in person by booking an appointment in advance.

To apply for an income tax refund, after clicking the "Continue" button, you must:

  • Log in to your account
  • Create a new application in the section “Income Tax Refund Applications Register”
  • Fill in your phone number, the reporting period for which the application is submitted, and your current bank account number to which the refund will be transferred
  • Make sure to mark the checkbox named “I give my consent to checking the bank account number”
  • Click the “Submit to the State Revenue Committee” button

Income tax refunds are made once every 3 months.

Up to 5 members of the same family can simultaneously get an income tax refund within the framework of the same mortgage loan if they are co-owners of the apartment.

Income tax refunds will be made via the electronic system within 3 working days. However, it usually takes a few hours.

Attention
The message "Income tax not paid" in the system means that the employer has not yet submitted and paid the taxes to the tax authority. You should wait until the refund is transferred to your bank account.


How to register in the system?

It is possible to register on the "Individual Accounts Information Portal" in 2 ways: in person (to view the English version of the system, use the browser's translation tool) or online.


To register in person, you need to:

  • Visit any Service Center
  • Present your identity document, your public services number (PSN, also called social services number in Armenia), or a certificate stating that you do not have a PSN,
  • Provide an email address to receive the access link to the "Individual Accounts Information Portal"


To register online, you need to:

  • Have an electronic signature
  • Register in the "Individual Accounts Information Portal
  • Fill in the required personal data (it is MANDATORY to fill in the data in Armenian)
  • Download the completed application
  • Sign it electronically
  • Upload the signed application to the system
  • After the registration, follow the link sent to your email address
  • Fill in your PSN (public services number/social services number), create a username and a password, and complete the registration
